UK and international online platforms are required to automatically share data about property sellers with HMRC including income earned.
HMRC will verify the income by cross-referencing the data with existing records. The regulation covers Agencies and digital platforms (such as Airbnb, Vrbo etc), websites, online marketplaces and apps that enable sales transactions.
Intermediaries were required collect and verify detailed seller information from 1 January 2024, however, reporting to HMRC began on 31 January 2025.
There are penalties for intermediaries that fail to comply with the new regulation.
